Company Background:

The firm’s key principal previously co-founded and operated a separate real estate investment platform from 2012-2018 acquiring properties primarily in the Midwest and Oklahoma— fully exiting its portfolio by 2022, at or near the top of the cycle. That portfolio was built following the post‑GFC recovery and sold off after recognizing clear signs of market excess and speculative behavior.

That experience was informed by earlier firsthand exposure during 2003–2011 working for an Apartment REIT and large family office, and helping sponsors raise capital for their projects from 2019-2023; and in both periods, observing the rapid expansion of asset prices followed by sudden and severe reversals in debt and equity markets.

These cycles reinforced a core belief: housing is a fundamental need, but successful investment in housing requires independent-thinking, patience, and a willingness to resist herd mentality—especially when markets become overheated and the fear of missing out dominates decision‑making and the supporting data.

We believe the housing market is entering a new cycle that will test investor discipline and adherence to fundamentals more rigorously than the last. Having successfully navigated multiple market cycles, Western States, LLC is well-positioned to invest opportunistically in housing across strategically-selected western markets.
